A comparative market analysis provides a comparison of your property to similar homes. We compare things like # of bedrooms, # of baths, garages, location... all of those things to find comparable properties. We will look at homes currently on the market, pending on the market and those that have recently sold to find the best indication of market value.
We will price your home based on several factors to get the most for your home. Our goal is to get your home sold asap for the best price.
The net sheet is an estimate of what it will cost to sell your home and will tell us how much you will net after all expenses have been determined. This will take you through the mandatory list of expenses to give you a better view of your outcome. We will also look at providing a Home Warranty plan to cover your home for the next year.
It is important to create a positive first impression of your home from online photos to real life encounters. Buyers develop an attitude about your home in the first 15 seconds so there is not much room for error. I will work with you to get your home in good condition. I am a certified home stager so I will be able to help you create a better first impression. Hiring a professional photographer may be necessary to show your home at its best.
Marketing you property will include listing your property on the Houston MLS which will be seen by 25,000 Houston Realtors and their buyers. This will also put your home on Google, Zillow, Trulia, and Relators.com where most people shop today for homes. Great photos will show your home online and attract buyers to your home.
