This report is designed to show a property's value based on other like properties that have recently sold. CMA's are designed to give an overview of facts such as approximate square footage, number of bedrooms and baths, room sizes, location and amenities such as fireplaces and pools. Many times a CMA may include homes that are currently for sale to show the existing competition in the market.
I want to point out that I am not an appraiser but this report can give a suggested list prices based on a combination of facts and perception. We use the Houston Association of Realtors tools to provide this report. Other information from the homeowner can add to the CMA analysis. We can also review the sales history of a home over the past 2 years to reveal the true days on the market, price reductions and status changes. The Average Sales Price to List Price gives a "swing" that a particular market can handle based on the specific criteria used and the comps chosen.
If a CMA cannot be completed due to lack of comparable sales in the area or being able to obtain the current market value then you should look to a certified Appraiser.
